What Sets Us Apart

The Arbor View Care Model

Our approach to residential care is built on a few foundational principles that distinguish us from every other option families will consider.

6

Maximum Residents

Every home is limited to six residents. This is the foundation of everything — it enables staffing ratios, caregiver relationships, and response times that no large facility can match.

2:6

Caregiver Ratio

Two caregivers on during the day for six residents. Your loved one is never lost in a crowd, waiting for assistance, or unknown to the people caring for them.

$0

Level-of-Care Fees

Our monthly rate is flat and inclusive. As your loved one's needs progress over time, our care adapts — without triggering additional charges or moving them to a different wing.

46

Years of Experience

Three generations of the Fisk family have operated residential assisted living homes since 1978. That depth of experience informs every care decision we make.

7

Homes, One Standard

Across all seven locations, Mark and Erin Fisk conduct regular rounds and maintain direct oversight. Every home operates to the same standard of care and cleanliness.

Long-Term Model

We are designed to be your loved one's last home. Our care model, staffing, and environment are built for the long term — not as a stepping stone to somewhere else.

Common Questions

Frequently Asked Questions

Answers to the questions families most often ask as they consider residential care in South Orange County.

What is a residential care facility for the elderly (RCFE)?
An RCFE — often called a board and care home — is a state-licensed residential setting that provides non-medical, custodial care, meals, and help with the activities of daily living for seniors. Arbor View operates small RCFEs licensed for six residents or fewer, so care feels like a real home rather than a large institution.
How is Arbor View different from a large assisted living community?
Each Arbor View home cares for a maximum of six residents, with two caregivers on duty during the day. That means a level of attention, consistency, and personal familiarity that a facility with dozens or hundreds of residents cannot match — your loved one is known by name and never lost in a crowd.
Which areas of South Orange County does Arbor View serve?
Arbor View has seven homes in Mission Viejo and Laguna Niguel, and welcomes families from throughout South Orange County — including Aliso Viejo, Lake Forest, Laguna Hills, Rancho Santa Margarita, San Juan Capistrano, Ladera Ranch, Laguna Beach, Dana Point, San Clemente, and Irvine.
Does Arbor View care for residents with dementia or Alzheimer's?
Yes. Arbor View is licensed and trained to care for residents living with dementia and Alzheimer's disease. Our small, calm, home-scale environment and consistent caregiving team are well suited to memory care, with staff trained in redirection and validation techniques.
Can Arbor View care for non-ambulatory or bedridden residents?
Yes. Arbor View serves ambulatory and non-ambulatory residents, and can care for a limited number of bedridden residents per home. Because care plans adapt as needs progress, most residents can remain in the same home through advancing age — including with hospice coordination when the time comes.
How much does Arbor View cost?
Arbor View charges one all-inclusive monthly fee that covers rent, meals, utilities, laundry, housekeeping, activities, and personal care — with no separate level-of-care charges as needs increase. Because the right fit depends on the home, the room, and the level of care, we share specific pricing during a personal inquiry. Call or send a message and we will walk you through it.
Does Arbor View work with placement agencies?
No. Arbor View works directly with families rather than through placement agencies. Reaching out to us directly means you speak with Mark and Erin Fisk — the owners — from the very first conversation, and your family's information stays private.
How do I schedule a tour?
Call or text (949) 998-9191, email mark@arborview.com, or send a message through our contact page. We welcome visits at a time that works for your family, including evenings and weekends.
